I start every buyer relationship with a conversation about what you actually need, what you can actually afford, and what the market actually looks like in the neighborhoods you're considering. No assumptions, no pressure, just information.

Zillow says one number, Redfin says another and Movoto says a third, and the spread between them is enormous. I help you understand what Birmingham actually costs, pocket by pocket, because Quarton Lake Estates, Poppleton Park, the Rail District and downtown condos are four completely different markets inside one small city.

First-time buyers

I meet first-time buyers with patience and zero judgment. I was them. I explain every step before it happens, answer every question, and make sure you understand what you're signing before you sign it. There are no stupid questions in my world.

Move-up buyers

If you're selling a starter home and buying into Birmingham, the hardest part is usually the sell side, not the buy side. I coordinate both transactions so you're not exposed in between. I cover the cost of professional photography and video on every single listing myself. That's not an upsell and it's not conditional. I use Zillow Showcase, which means my listings present differently than most on the platform. My average days on market is 9 days. I don't do anything small.

Pricing your home

This is where almost everyone gets stuck, because the number you need and the number the market supports aren't always the same and nobody wants to be the one to say it. I'll give you the honest assessment and the data behind it, because pricing right from the start is what gets you to 9 days on market instead of 90.

Marketing that works

Professional photography, video walkthroughs, Zillow Showcase presentation, and a marketing plan tailored to your property. I keep full control of the marketing rather than handing it to a template, because every home has a story and it deserves to be told well.

Selling and buying at the same time

This is where almost everyone freezes. The timing of selling and buying at once is the thing that keeps people up at night, especially when kids and a school year are in the mix. I coordinate both closings so you're not left exposed in between. This is where experience matters most.

Builder offers and lot value

If a builder has approached you with an unsolicited offer, I can help you understand whether it's fair and what the same property would bring listed on the open market. I help you evaluate lot value separately from house value, because they're not the same thing.

Inspection and appraisal

Century-old Birmingham housing stock generates long inspection reports that panic people before anyone explains what's normal. I walk you through every finding and help you understand what actually matters and what doesn't. Same goes for appraisal gaps when you've stretched to win.
