Market Report

Oakland County market data you can trust

I'd rather have no stat than a wrong one. Market numbers change constantly, so I keep this page updated with the most current data I can verify. Check back regularly, or call me for the most up-to-date picture of what's happening in your specific neighborhood.

Important Context

Why Zillow, Redfin and Movoto disagree

This is one of the most common questions I get, and it's worth understanding before you look at any numbers. Zillow, Redfin, and Movoto all use different algorithms, different data sets, and different methodologies to estimate home values. In a market like Birmingham, where neighborhoods vary block by block and housing stock ranges from century-old colonials to new construction, the spread between their estimates can be enormous.

The Zestimate is an algorithm. It doesn't know that your kitchen was renovated last year, or that your home backs to a park, or that the lot next door just sold as a teardown for more than your house is worth. A proper comparative market analysis, which is what I do for every client, looks at actual recent sales in your specific pocket, adjusted for the features that matter.

This is also why the price range on any given home can look so different across portals. It's not that one is right and the others are wrong. It's that they're all approximations, and the real number is the one a buyer is willing to pay after walking through the door.

What I Can Tell You

Market conditions right now

Oakland County's housing market remains competitive, especially in Birmingham and the surrounding move-up corridor. Inventory in the most desirable pockets is thin, which means well-priced homes in good condition continue to attract strong interest. My average days on market is 9 days, which reflects both the market dynamics and a pricing strategy that gets attention immediately.

The $400K to $1.2M range, which is where most Birmingham transactions happen, continues to see strong demand from move-up families. The sell side of that equation, where you're marketing a starter home in Royal Oak or Troy to fund a Birmingham purchase, is where the real strategy comes in.

For the most current, neighborhood-specific data, I'd rather have a conversation than throw numbers at a page that might be stale by the time you read it. Market conditions change monthly, and what matters most is what's happening in the specific pocket where you want to buy or sell.
