Home assessment and pricing strategy with comparable sales
I come to your home, walk every room, and build a pricing strategy from actual comparable sales in your neighborhood, not from a portal estimate. This is where I give you the honest number, the one the market supports. I'd rather tell you the truth now than watch your home sit while the market passes it by.
Prepare and stage the property
We go through the home together and make a practical list: what to declutter, what to deep clean, and which small repairs are worth making and which aren't. I've done this enough times to know what moves the needle and what doesn't, and I'll tell you the difference so you spend your energy where it counts.
Pre-marketing, professional photography and video
Before your home ever hits the open market, we build the launch. I cover professional photography and video on every single listing myself, no upsell and no conditions. Homes get the most attention when they launch on Thursdays, so we run pre-marketing backward from that day and make sure everything is ready at once.
Listing launch on MLS and Zillow and Realtor.com
Your home goes live on the MLS and the major portals at once, presented with Zillow Showcase on Zillow so it looks like the listing it deserves to be. The timing, the photos, the video, and the copy all come together on launch day, which is the day the market pays the most attention.
Showings and open houses
Buyers come through, and I'm honest with you about what I'm hearing from every showing: what buyers loved, what gave them pause, and what the feedback actually means for your position. You get the real picture as it forms, not the polite version at the end.

I walk you through every finding, help you respond to repair requests, and keep the appraisal moving so your closing date stays real. From accepted offer to closing, the typical timeline is 15 to 45 days, and we track it week by week.
Closing day
We walk through every document together, you sign, and the keys go to your buyers. That's the moment this whole process has been building toward, and I'm in the room with you for it. Then I stay in your corner after closing, because most of my business is repeat and referral.
